A lump sum the builder will put toward your purchase, and you usually choose where it goes — closing costs, a rate buydown, upgrades, or a price reduction. Flex cash often works with any lender, which makes it unusually portable.

Special financing rate
The builder has locked a pool of below-market money through its own lender and is offering a fixed rate under the going market rate to buyers who use it.
